For sale is consolidated land of about 760,000 Decare close to the village of Rosen (Municipality of Sozopol) that is located between Burgas and Sozopol. It is about 1.2 km from the beach and 0.8 km from the main highway. It has been envisaged as a lovely big golf and spa resort near Burgas airport and ancient town of Sozopol. Burgas district is definitely lacking such a project and it is the south coast area that is lacking such a project.
The resort is located approximately halfway between Bourgas and Sozopol, less than 2000 m from the Black Sea coast line, the coastal area enjoys marvelous beaches, a calm and safe sea, clear water and healthy air and is dotted with picturesque historical villages nearby. This, together with its warm climate (average temperature on the coast in the summer is about 28ºC) is attracting numerous tourists from Western Europe and is arousing holiday villages and resorts along the coast line. Moreover, the area counts on two international airports in Varna and Bourgas which connect the Bulgarian Riviera to the major European cities.
The Resort is characterized by its spectacular views towards the northwest overlooking the city of Bourgas and a breathtaking view of the Balkans in the west. There's a beautiful forest on the east side of the plot. The plot has a slight slope falling northwest and is creased by various creeks that run through green pathways. Views, sun, water and trees are thus the elements that will attract tourists and Bulgarians to Rosen Atia Resort.
The main roads leading to the villages of Rosen and Atia run directly along the plot for about 1.5 km on the south, providing sufficient access from all sides.
The beaches start in Burgas and extend 30 km all the way to the historical city of Sozopol.
Subsequent to buying the land we proceeded to prepare a Master Plan for the area and applied for Comprehensive Planning (General Urbanization Planning - OUP) at the Municipality of Sozopol. The total area included in the comprehensive planning was about 2.76 million m2. Out of this what is for sale is 760 000 m2 as mentioned above. The corresponding license for Generalized Urban Plan (OUP) is available.
The Master Plan envisages development of the larger area (2.76 million m2) in three phases with ongoing land acquisition.
A more detailed planning of Phase 1 (about 272 decare) was performed in order to apply for Detailed Urbanization Planning (PUP) for this portion of our land. All this area is for sale and consequently no further acquisitions are required to develop Phase 1. The Detailed Urbanization Planning (PUP) permission from the Municipality of Sozopol was granted.
