The site enjoys delightful seaside panorama and is surrounded by spectacular scenery and a glorious, fine sandy beach known as the Pearl Beach, set only five minute walk away. Perla beach is perfect for swimming and sunbathing. The area is also suitable for wind surfing, snorkeling, jet skiing and sea fishing, something for everyone. Pearl sunshine is sited on a gently slopping site with panoramic views over the Black Sea. Pearl Sunshine is set in a secluded and very peaceful zone in the northern part of Primorsko, conveniently close to the beach, several shops and cafes and a number of very luxurious complexes supplied with a collection of amenities. It is some 10-15 minutes slow walk from the very heart of Primorsko where most of the souvenir shops, restaurants and clubs are concentrated. If staying late, there are taxi services available.

 

Why should I buy an apartment?

 

There may be many reasons but in general it is for own use or for investment.

 

For own use

If you wish to use it yourself it is good to know that the apartments are ready to be used the whole year. It is even possible to place a fire place. The apartments are contrary to many other apartments in Bulgaria spacious and sufficient storage place is available in the cellar. Each apartment has its own storage. Each block is provided with an elevator from basement till the 5th floor and made wheel chair friendly. The big advantage is the mild climate and the low costs for living in a great area.

 

 

For investment

 

It is possible to let out the apartments to friends or others.  It is good to know that we have a housekeeper who can be of service in giving and taking keys, cleaning etc.. This all at a reasonable price. Further we expect that in the future the value of the property will rise. In general the profit on this sale is free of tax.

 

Maintenance

 

It is important to keep the property in good condition. Therefor we have a housekeeper now. He keeps an eye on the project. He cleans, takes care of the garden and does little maintenance.

 

The annual maintenance fee for the apartments at Pearl Sunshine is € 6,00  per sq. m. (VAT excluded) and will cover the following:

- Cleaning and small regular maintenance of common areas of the complex (internal roads, paths, pavements), the green areas and the gardens once a week during the season and outside the season once a month.

- Insurance of the building (not inventory) against fire.

- Replacement of lighting bulbs and fixtures in the common parts of the complex.

- Payment of bills for electricity consumption of the common areas.

- Payment of bills for water consumption of the common areas.

- Standard maintenance of the elevators.

 

Reservation of Apartments

 

Any apartment in the Pearl Sunshine complex can be reserved immediately with a non-refundable deposit of 2.000 Euros paid into the developer’s bank account by credit card or bank transfer. The reservation deposit will hold the property for maximum 30 days within this period the preliminary contract will be signed.

 

Payment Plan

 

• 2.000 Euro reservation deposit, non-refundable.

• 25 % first instalment when signing the preliminary contract within 30 days after the deposit is received. The deposit can be deducted from this amount.

• 75 % on completing the deal, and signing the title deed.

Other payment schedules are negotiable. Also payment in instalments against payment of interest is an option.

Bank costs are always for the account of the buyer.
