The complex is located right next to the lovely Aqua Park and 10 minutes walk from the lovely beaches of Sunny Beach in close proximity with our complex Nessebar Fort Club, Nessebar Fort Golf Club and Holiday Fort Golf Club. The location of “Orchid Fort Garden” is very advantageous – it is just outside the overcrowded center of the resort and at the same time on walking distance from the magnificent beaches of Sunny Beach and the exciting night life in the resort.

Garden area of the complex is colourful combination of natural plants and trees. The first part of “Orchid Fort Garden” consists of 5 sections A1-A2, B1, C1-C2. The building of the complex starts November 2010, rough building and roofing is expected to be finished March 2011 and completion expected in December 2011.

The people, having bought apartments in the building group Orchid Fort Garden pay a one-year fee, which is spent for:

- Maintenance of the territory of the complex
- Maintenance of the common parts of the buildings
- Maintenance of the swimming pools
- Maintenance of the green area of the complex
- Year round security
- Using of the swimming pools
- Electric lighting of the common territories
- Electric lighting of the common parts of the building

The fee is in amount of 10 Euro per square meter per year, including VAT 20%.

By wish of the owners, at additional payment the following services can be provided:

- cleaning of the apartments all year round
- repairs of the apartments
- payment of the running accounts for the apartment /taxes, electricity, water etc./
- rent-a-car
- furnishing of the apartments
- using of the fitness club, tennis court, sauna, beauty centre, medical services
- cable TV and telephone
- other services, needed by the owners for their comfortable stay in Orchid Fort Garden

The process of buying an apartment is very simplified:

 You make your choice of the apartment by viewing it or by looking through our web site – our professionals will help you with answers to all your questions; 

You reserve it in one of our   offices or by e-mail Reservation fee of 1000 Euro is due within one week from the date of the reservation. We sign a preliminary contract (in presence or by fax/ post); 

The payment schedule can be as follows:

Option 1. -3% discount from the original price:

- 40% of the pricepayable on signing of the preliminary contract:

The remaining 60 % can be paid with deferred payments:

- Up to 2 years deferred payment with 3.6% annual interest;
- Up to 3 years deferred payment with 6.3 % annual interest;

- Up to 4 years deferred payment with 6.5 % annual interest;
- Up to 5 years deferred payment with 9.8 % annual interest;

The deferred scheme of payment is with 3 months or 6 months installments.
Payment of 100% of purchase price within a year without interest.

Right of usage is applied after receipt of 40% first installment but not earlier than completion of the building /01.12.2011/, transferring the ownership will be done after full payment is received

Option 2. -4% discount from the original price:

Payment 100% from the purchase price within one month from signing the preliminary contract.

Option 3. No discount (original prices)

- 40% of the price payable in four installments in 9 months time:
- 10 % of the price payable on signing of the preliminary contract;
- 10 % of the price within 3 months after first installment;
- 10 % of the price within 3 months after second installment;
- 10 % of the price within 3 months after third installment;

The remaining 60 % can be paid with deferred payments:

- Up to 2 years deferred payment with 3.6% annual interest;
- Up to 3 years deferred payment with 6.3 % annual interest;
- Up to 4 years deferred payment with 6.5 % annual interest;
- Up to 5 years deferred payment with 9.8 % annual interest;

Use of the apartment after paid 10% of the price, but not earlier than completion of the building /01.012.2011/. Notary act after full payment.
